1661 Forest Avenue

The largest multi-family property in our portfolio, 1661 Forest Avenue Apartments in Chico is a 224 unit complex developed by The Hignell Companies in 1990 and has been under management ever since. 1661 Forest offers one and two bedroom units. Along with mature landscaping and a great location, 1661 has a clubhouse, full fitness room, swimming pool, jacuzzi and sauna. In addition we maintain a tennis court, basketball court and sand volleyball court for the community.

Amanda Place

Amanda Place Apartments is a 144 unit multi-family commmunity with one and two bedroom options developed by The Hignell Companies in 1991 and under management ever since. This Chico property has a clubhouse with a full fitness room, as well as a swimming pool, jacuzzi and sauna. Amanda Place also has a children's play area and picnic/barbecue area for residents to take advantage of.

Historic Oroville Inn

The Historic Oroville Inn is the premier off-campus housing option for Northwest Lineman College and Butte College students. Built in 1930, refurbished in 1989, and completely restored in 2015, The Oroville Inn has been under management since 2022, bringing a storied history and historic charm to our portfolio.

Built in 2014, Hutchinson Green at Doe Mill's condo-like apartments are located on East 20th Street, just east of Bruce Road. Under management since 2022, these 22 units in the Doe Mill neighborhood have quartz countertops, modern concrete flooring, in-unit laundry, and custom cabinetry.

Lassen Villa

Lassen Villa Apartments is a 144 unit multi-family community with a mix of one and two bedroom options. This Chico property was developed by The Hignell Companies in 1974 and has been under management ever since. The property has a clubhouse with a fitness room, swimming pool and spa. In addition a basketball court and tennis courts are also amenities.

Monte Vista Apartments

Monte Vista Apartments, built in 1979 and managed since 2022, are located in south Chico. These 2 bedroom units are in close proximity to Ross and Raley’s, and each unit offers stainless steel appliances, attentive on-site maintenance, and LVP flooring.

Rosewood

Rosewood was built in 1980 and has been under management since 1983. This 40 unit complex in Chico has a swimming pool and tennis courts. Rosewood offers an onsite laundry and one bedroom units.

Sheridan Square

Sheridan Square Apartments in Chico is a 180 unit multi-family community built in 1970 and under management since 1973. The property offers both one and two bedroom options. Sheridan Square has mature landscaping as well as a clubhouse, fitness room, onsite laundry and in unit laundry available in some units. A tennis court, swimming pool, jacuzzi and sauna round out the amenities.

Sierra Manor

Sierra Manor is a 24 unit property constructed in 1972 and under management ever since. Offering two and three bedroom options, this Chico property also has a swimming pool and onsite laundry.

Skyline Luxury Apartments

Skyline Luxury Apartments were built in 2020, and has been under management upon its completion. Each apartment home in this gated community features nine-foot ceilings, customized cabinetry, luxury vinyl plank flooring, granite countertops and stainless steel appliances. The array of amenities includes a resort-style pool, clubhouse, a 24-hour fitness center, dog park, and exclusive private access to lakes, trails and more!

Sterling Oaks

Sterling Oaks is a 188 unit property constructed in 2004 and offering one, two and three bedroom units. This Chico property has been under management since 2004 and offers a clubhouse, fitness room, swimming pool, and jacuzzi. Private garages are also offered as an option in this property.

Train Station

Train Station apartments in Chico was built in 1976 and has been under management since 1976. Offering a mix of one and two bedroom units, this 113 unit community includes a clubhouse, onsite laundry, swimming pool, jacuzzi, and fitness room. A lighted tennis court is also part of the community.

Tuscan Villa

Tuscan Villa is a 134 unit Oroville community built in 1983 and offering both one and two bedroom options. Tuscan Villa has been under management since 2017 and has a clubhouse, swimming pool, onsite laundry, and in-unit laundry available in some units.

Villa Del Mar is a 32 unit Chico community built in 1974 and offering one and two bedroom options. The property has been under management since 1975 and offers a clubhouse, onsite laundry facility, swimming pool and in door jacuzzi.

Villa Monterey

Villa Monterey is a 48 unit Chico community designed with one and two bedroom options. Originally built in 1973, the property sustained significant damage in the 2018 Camp Fire. The rebuild and full restoration was completed in February of 2021 by Experts in Your Home. Villa Monterey has been under management since 1973 and offers a clubhouse, fitness room, onsite laundry and swimming pool.

Westpark Gardens

Westpark Gardens was built in 1979 and has been under management since 1985. This 56 unit community in Chico offers one bedroom units and has onsite laundry, a swimming pool and a jacuzzi.

William Tell Apartments

William Tell Apartments, built in 1964 and managed since 2022, boasts a quiet and relaxed atmosphere, just off Chico’s Esplanade. Offerings include one, two, and three bedroom units. Residents also enjoy a gated complex, central courtyard with fountain, and on-site laundry.

Almond Grove Mobile Home Park

Almond Grove Mobile Home Park with 174 spaces, including 24 RV spaces, that has been under management since 1978. This Chico property is a senior living community and offers onsite laundry, swimming pool and recently remodeled clubhouse and office.
